As you all have read, we are extremely busy during this period as we work to completely repair and prepare over 130 houses and apartments for new students moving in. On this page, we will give an overall summary of what is happening, where to find information and things you need to know!
July 14 - START! Everybody that is not renewing or transferring to a new unit moves out. Our inspectors begin damage inspections.
July 17 to July 26 - Inspectors continue damage/repair checks. Repairs are made on 3+ bedroom houses along with painting and cleaning. This is also the time frame that all TRANSFERS will be asked to move in to their new homes.
July 27 -
August 1 (First Move In Day!)
- Larger houses have move in appointments all day and most transfers are moved into their new home.
July 28 to August 6 - Apartments and smaller units are inspected, repaired, cleaned and painted.
August 8 - Move In Day #2! Most apartments and smaller units are moved in!
During this 3 week period, our entire KP staff is working nights and weekends to get all of this done in time. We are extremely difficult to reach during this period and we do apologize in advance. We are very unlikely to be able to do anything related to leasing or any special favors until move ins are finished. We also may be slower to respond to work orders for existing residents, so we appreciate your cooperation and patience!
If you are moving out, you have been receiving emails during the months of May and June that explain in detail what all needs to be done. Please read those and make sure you understand everything. You will have until the weekend before the START date above before we get difficult to contact. Below are common items that people often miss when moving out that cost them money:
- Blinds. To avoid being charged $60/blind, you need to make sure all of your blinds are fully installed and not broken.
- Wall Damage. PLEASE take down all shelves and/or hanging devices carefully. If these are left in the home, the contractors will remove them and any damage this creates is the responsibility of the tenants.
- Cleaning. We know that it is a lot to clean a house, especially a large one. But we have a very short period of time to clean a house to be move-in ready for the next group moving in. Please do your part and thoroughly DEEP CLEAN the house before you leave.
- Keys. In the letters you are receiving for move-outs, you are given a designated area to put your keys. To avoid being charged for keys, please make sure ALL tenants follow these instructions.
If you are transferring from one unit of ours to another, hang tight in your current unit until you hear from us! We will reach out to you directly but basically, we have to get your new unit empty and repaired and cleaned before we can move you in. It is definitely a fast-paced process that requires flexibility, but we will work with you as much as we possibly can to get information to you as soon as we have it. This year, we anticipate moving as many transfers as we can during the first week between July 15 and July 25. PLEASE understand that you will need to be ready to move and we will only give you 2 days to get fully moved at most!
If you are moving in, you should also have received communication in emails to this point! PLEASE go through and read them in detail before asking us questions! We will be very busy during this time and it is very likely we will not see your questions in time to answer them. We have done this successfully for 15 years and we are positive that we will send you every piece of information you need in writing to understand how this works!
Some houses are required to pay Last Month's Rent is advance. If you are required, you will see a section in your lease agreement as well as a charge for Last Month's Rent on your portal. That is usually due within 10 days of signing a lease. Everybody else regardless of LMR is required to pay a $199 Admin Fee per person that is nonrefundable. You are also required to pay your first month of rent prior to receiving your keys on move in day. *Please remember this is a term lease and rent is not prorated.
All ledgers are joint ledgers, meaning all roommates share an account. If you see an amount, that is what the house as a whole owes. We cannot split these charges and everybody is equally responsible to get them all paid.
Your lease should include a section for each utility you have to pay yourself. If a utility is not listed in the lease, you do not have to pay it or sign up for it! The electric company is Kentucky Utilities and the Water/sewer/trash company is Kentucky-American Water. Gas is Columbia Gas. Again, if you do not see a section for a specific utility, you do not need to set up an account! If you do see a section for a utility, you DO need to set it up in anyone's name on the lease!
Since we have so many move ins at once, we have to set specific move in appointments for each group moving in. We send an email entirely dedicated to move in appointments, so please see that email to learn how to schedule them! Even though there are only 2 move in days, there are some spillover days for each. Please choose a day where at least one person in your group is available to come to the appointment, because that is where we cover the rules of the lease and give you your keys! You will NOT be able to get keys before a move in appointment has been set. If you weren't able to submit things like car registration, proof of your utility accounts or insurance, you can bring it to your appointment! You will also get parking passes here.
Unfortunately, we can't accommodate early move ins during this period unless they were written into the lease at the time of signing.
Unfortunately, during this busy time we cannot allow anybody back inside a unit. You should have been given an opportunity for pictures or measurements during your showing before you signed the lease.
Towing has been temporarily turned off to residents moving in. We will turn it back on when school starts, so you should have plenty of time for guests and family to help you move. We do not mind if you have moving trucks, but PLEASE be courteous of other residents and make sure they are not parked in prohibited spaces.
